About Ballpark District
The name “Ballpark” says it all, and most can guess how the area got its name. The home of the Colorado Rockies, Coors Field is certainly the main attraction. The lure of spring and summer baseball games attracts both locals and out-of-towners, but Ballpark has much more to offer with markets, dining, micro-breweries, nightlife, etc.
Although many would say that Ballpark begins at 20th Street (which borders Coors Field), others will have it beginning at 18th Street. Either way, the triangle is bordered by Broadway to the east and the Central Platte Valley rail yards to the northwest. The Ballpark neighborhood is often incorporated as within the actual boundaries of the greater Curtis Park neighborhood.
Ballpark contains an abundance of housing including converted lofts, new construction, and apartments, with many more projects under construction and planned. Ballpark’s rail yard history makes it ideal for classic loft conversions, with many original warehouses having been stripped and updated, offering premium loft space with exposed beams and pipes. Developers have purchased and scraped sporadic buildings of little value, making room for future projects.
More recent extensions from ballpark to the north and northeast are the areas coined as Upper Larimer, and RiNo or River North. These areas are certainly less developed than Ballpark, but by way of their development, Ballpark is no longer the northern border of downtown revitalization.
